Lock Down Ends

The conditions that all must live their lives by during the pandemic is a source of never ending change. On Wednesday the 2nd of December the current lockdown restrictions that were passed by the house of commons on the 5th of November will cease. 

While most will be thankful that this comes just before the festive season, it will of course just be the start of a new system the government is looking to put in place. A return to the tier system of before but with stricter rules for communities to follow.

The government has setup a website with "What you need to know" about local restriction tiers. There are general guidelines to follow for the whole country such as:

 

  • - Wear a face covering in most indoor public settings
  • - Avoid busy times and routes when traveling
  • - Wash your hands regularly
  • - Stay at least 2 meters apart from people you do not live with

 

The more specific conditions are broken down into a 3 tier system with Medium being the lowest, High and then Very High being the most severe. The exact guidelines for these are likely to change so watch our social media and the general news for any updates that arise.

Currently there is no available system outside of the Track and Trace government app that allows you to see the tier status of your area, but come December 2nd we expect the return of the postcode search which will include up to date guidelines.

Until this pandemic is over it is likely that restrictions will be in place on what we consider normal life, and Peter Martin will continue to operate in the safest way possible so in this uncertain time there is someone there when you need them.

Fees

TENANT FEES - NEW ASSURED SHORTHOLD TENANCIES (AST's) SIGNED ON OR AFTER 1 JUNE 2019

Holding Deposit - One week's rent, apportioned to first month's rent

Security Deposit - Five weeks rent if rent per annum below £50,000, six weeks rent if above £50,000

Unpaid Rent - Interest at 3% above the Bank of England Base Rate. Interest will not be applied until the rent is 14 days in arrears.

Lost Keys -  Tenants are liable for the cost of replacing any lost keys and/or security device including the costs of replacing any locks and/or security device if required. 

Changes to the tenancy agreement (Tenant's Request) - £50 inc. VAT (or reasonable costs if higher). 

Early Surrender of tenancy (Tenant's Request) - Should a tenant require an early surrender of their tenancy and should the landlord agree, the tenant will remain liable for the rent due under the tenancy until the date a new tenant takes up occupation of the property. The tenant will be required to cover the landlord's costs in connection with the  surrender of the tenancy and the re-letting the property
